It’s hard not to love one-stop shopping. So why not one stop life? As traditional work and play lines blur, developments are emerging that offer a mix of retail, residential, commercial and entertainment space in one busy location. With some retail stores being forced to close their doors and office floors from cubicles left empty by the pandemic, mixed-use developments are becoming increasingly popular, offering a diverse collection of work and leisure amenities. These mixed-use developments in the Birmingham area are growing rapidly and are a welcome addition to any of the regions in which they are located.

Campus No. 124
2408 Pelham Pkwy., Pelham, AL 35124
The former Valley Elementary School on Highway 31 in Pelham has been converted into Campus # 124, a modern entertainment, dining, retail and office complex including a craft brewery and three acre park provided by the City of Pelham . The Schrimsher Company’s $ 10 million development pays homage to the last three digits of Pelham’s zip code. The same developer created Huntsville’s 805 campus and hopes that the 124 campus in Pelham will have the same success. “The success was the resilience that our team and our tenants have shown,” said Joyce Skinner, Vice President of the Schrimsher Company. “Construction began four months before the pandemic. Due to the massive delays in materials and the shutdown, our team never lost courage and continued to work on new precautionary measures. “
So far in 2021, The Beer Hog and The Guys’ Place opened. Beer Hog is a full-service restaurant specializing in pizza and craft beer, and The Guys’ Place is a hair salon for men and boys. Pelham, a growing market for young professionals and families, attracted the Schrimsher Company, who saw the need for a travel destination in the heart of town in Pelham. The Valley Elementary School’s location was particularly attractive because of its direct access to Highway 31 and its proximity (less than two miles) to I-65. “In addition, a new city park and the Bishop Creek Trailway system will be connected via Highway 31 to the Pelham Civic Complex, Oak Mountain State Park and the upcoming Canopy development,” says Joyce. We expect campus 124 to be a meeting place for Shelby County and its visitors in the years to come.
